       On all our investment loan programs, we offer interest only options to maximize cash flow. Ultimately, we utilize all our resources to strategize the perfect solution and the right deal for your situation.

Investment Property Loan Qualifications

Income Tax Returns

With two years of income tax returns and proof of funds, our full income documentation program will provide the most favorable rate and term with the least fees.

Business / Personal Bank Statements

To qualify for an equivalent full income documentation loan for self-employed borrowers, we request 12 or 24 months of business and or personal bank statements to show proof of income. We calculate and average the deposits made to qualify which allows for a lesser down payment at the most favorable rate and term.

No Income Tax Returns – Rental Income Qualifying

To qualify for our no income documentation loan, we calculate the rental income from the investment property to qualify for the loan. This allows for the borrower’s income to be unnecessary to obtain loan approval. If the rental income does not cover the monthly payment, we are able to approve the borrower under our “No Ratio” loan program.

No Ratio Loan

There is very little documentation needed on our “no ratio” loan programs since we do not use the borrower’s income or the income from the rental property to qualify. The value of the property and the borrower’s credit scores are what determine the loan to value and the rate and term.
